Before fit-out: define the scope of work
Before choosing finishes or asking for a final price, define what the project actually includes. A clear scope makes quotations easier to compare and changes easier to discuss.
Start with how the space will be used
Describe the space, its users and the intended changes. Distinguish a limited refurbishment from a new layout. Gather existing drawings and identify items that need a site assessment before pricing.
Turn the brief into reviewable items
Replace vague phrases such as complete finishing with defined demolition, building, service and finishing items. State whether supply, installation, transport and disposal are included.
Record exclusions and responsibilities
Identify client-supplied items and whether detailed drawings, supervision and testing belong to the agreement. Record items that remain subject to inspection rather than leaving assumptions unspoken.
Agree how changes will be handled
Document modifications and discuss their cost and timing effects before approving the work. Keep the agreed scope and drawings together as a shared reference.
